Description

122 Leadenhall is a mixed commercial and retail development with 46 floors of lettable office space that has become an iconic building in the Eastern Cluster of the City. Its striking 'megaframe' design and concept steel work allows it to minimise internal columns and allows occupants to take full advantage of the spectacular views the city has to offer. The building site's constraints meant that prescriptive guidance could not be used in this instance and equivalent fire engineered strategies have been used to enable the building to be safe whilst not compromising the site boundaries.

Our role

By engaging in early consultation, we assisted the design team with issues relating to its complex structural design, limited spacial constraints and speed of construction to enable this unique project. Our experience in fire engineering allowed the design team to implement innovative and novel solutions. We also undertook 'off site' inspection for various unique, pre-fabricated building elements which both sped up the construction time and also ensured any requirements were fulfilled.

If you are contemplating taking office space at 122 Leadenhall or completing a similar commercial development, we are happy to assist you with any Building Regulation queries you may have. We offer free pre-application advice. Please call 020 7332 1000 or email the District Surveyor's Office.
