Description

JLT were consolidating their businesses from several buildings into one location, 250,000 square foot of the St Botolph building. Included in the works were Category A and B office fit out, over 5 floors of an existing shell and core building. This included meeting rooms, kitchens and a client conferencing centre. Extensive works were also required to form a dedicated reception, including new escalators and the use of a space within the building’s large atrium. The work also included a wellness centre with doctor and dentist facilities, extensive cyclist showers, a post handling space and IT facilities. The remainder of the 14 storey building was in occupation, so the works had to be done with the minimum of disruption, including out of hours working.

Our role

The City of London were involved with the design process before contractors were appointed which ensured problems were identified early on. A direct relationship with the client allowed us to understand the demands of the project. The most complicated elements of the project were related to the services aspects. With M&E and drainage specialists, the City of London were very proactive in inspecting and testing the works during construction, including weekend working to avoid disruption to the occupied parts of the building.

Good relationships and clear communication allowed all parties to understand what was required and to be able to work in a meaningful manner towards completion. Any problems were resolved by discussion with mutual respect between the parties.
